Stachybotrys = Black Mold / Mold in attics

Let's cover a few things today. I get calls every day about black mold in attics.

Although mold growth in attics is generally black it most likely is not "black mold"

What is most commonly referred to as "black mold" is Stachybotrys chartarum.

 

Stachybotrys growth is caused by moisture from water damage, excessive humidity, water leaks, water infiltration, or flooding.  Most attic mold problems are not the result of actual water intrusion.

Stachybotrys growth occurs on material with a high cellulose and low nitrogen content, such as fiberboard, gypsum board, paper, cardboard, etc. The surfaces generally affected in attics are roof decking and framing. These are not the common food sources for this type of growth.

 

Typical causes of mold growth in attics :

Improperly installed insulation Insulation can block soffit ventilation preventing the necessary airflow or cross ventilation from vented soffits.

Inadequate roof or soffit ventilation Not having enough soffit or roof vents will also restrict airflow again causing favorable conditions for mold growth.

Improper bathroom fan ventilation Bathroom vent fans improperly vented or vented directly into the attic space causes humidity.

Inadequate insulation Lack of insulation can result in a temperature difference causing condensation on the roof decking.

 

This information is based on my experience and of course there are exceptions. An assessment of the attic should be performed to insure all corrective measures are implemented. Correctly resolving the cause is an integral part of the solution.

Real Estate Investing Club Michigan give Ed King's $100 Idea: How to include all of your employees in improving customer service…

Next time you prepare a customer satisfaction survey, ask your employees to anticipate your customers' responses. Have them complete the survey as they think your customers will, then compare the results of both groups. This will tell you how much education or reinforcement is needed to keep employees attuned to your customers needs.
  • You can even have employees, who have no direct customer contact, to see the customers as real people rather than faceless names or account numbers. Examples:
  • At staff meetings, discuss various clues to customer satisfaction. For example, a restaurant dishwasher can gauge customer satisfaction by observing how much food comes back on the plates.
  • Periodically invite non-contact employees to accompany your sales team to customer sites.
  • Start and adopt a customer program in which non-contact employees are assigned customers to visit on a quarterly basis.
Also involve employees in brainstorming sessions to uncover their own ideas for connecting with customers. Sensitizing employees to all levels of customer needs is likely to improve service and turn more satisfied customers into repeat business.

Making a business decision is just common-sense, when you have the facts!

Lori Faitel is a local author from West Bloomfield.  Her book, "Am I Brain Damaged?" is an account of her experience after a devastating auto accident that nearly claimed her life. 

Lori was separated from the crushed vehicle, using the jaws of life.  Twice on the way to the hospital, she was registered legally dead.  She was diagnosed with a closed-head injury and in a coma for 7 days as her body continued the fight to survive.  When Lori awoke from the coma, she was an infant in a 25 year old body.  She was able to write, but not speak or walk, so her memoirs of recovery begin here.

DETROIT, MI – Homes for sale in Farmington Hills MI owner Darrick Scruggs, teamed with David Balagna of MilMar Financial and was part of a town hall at Wayne County Community College (WCCC) on Thursday, May 19, 2011.


Scruggs and Balagna answered questions and gave advice on questions to ask the mortgage broker and other real estate investing and financing questions.


Darrick suggested that home buyers and real estate investors talk to a mortgage broker to gain key insight. He said that it is a good idea to find what mortgage brokers require to be able to help you obtain financing. They also know key down payment assistance programs.

Many investments become bad simply because the buyer overestimated how much they could charge to sell the property later.


Darrick Scruggs has been in the mortgage industry since 1998. He was the part-owner of Granite Financial and worked at Millennium Financial Mortgage Group. He also is the owner of DHS Financial, which has been in business since 1992.


As a real estate investor, Darrick owned over one hundred (100) residential and commercial properties during the past fifteen-plus (15+) years. He lived through the tough cycles and helped put together seminars to help people learn the real estate industry.

Local Detroit Real Estate Investor Expert Jeremy Burgess Gives Away His Business Secrets at WCCC

DETROIT, MI – Local real estate investor Jeremy Burgess of Urban Detroit Wholesalers and leader of the Renegade Detroit Investors group spoke at Wayne County Community College (WCCC) on Thursday, May 19, 2011. Jeremy gave away his business secrets about how to make money investing in Detroit real estate.


Jeremy told the crowd about his interesting personal story. He started his Detroit real estate investing by moving to Detroit from the state of Washington. He built a team and a system that allowed him to buy, rehab, and rent single family homes in the city of Detroit from the other side of the country.


He told us that he came to Detroit, because he saw all sorts of opportunities here. He refers to them as acres of diamonds.


One opportunity he sees is for a beginning investor to start a wholesaling business. He warned that wholesaling is hard, and you only do it until you have enough money to make money from investment rental properties.


He claims that a person can begin a wholesaling business for $2,000 or less. He said that all you need to start one is a scanner, a mobile device (preferably a SmartPhone), a video recording device, a blog, a website (different than a blog), professional domain name, an e-mail address, and social media accounts. He also suggested that a person starting should get project management and customer response management software.


There are other things that you might want to get as your business earns more money, but these should be enough to get started.


You need to have good bookkeeping. Either you need to be a good bookkeeper, or you need to hire a good person to do it for you. He advised, "If you don't have good bookkeeping, you'll pay for it for years."


He emphasized, "Speed is the name of the game." You have to be on top of finding properties and buyers for those properties.


He told the crowd that your buyers are not here in Detroit. They are in a different part of the country. In fact, often they are in a different country, altogether. A good wholesaler needs to be available to take calls at all hours of the night.


Jeremy also gave tips on how to find deals. To summarize, he said that you need to know what you are doing, you have to act quickly, and you need to know your business model. This way you know how much you can offer to buy a property without losing your shirt.

Lori Faitel is a local author from West Bloomfield.  Her book, "Am I Brain Damaged?" is an account of her experience after a devastating auto accident that nearly claimed her life.

 

Lori was separated from the crushed vehicle, using the jaws of life.  Twice on the way to the hospital, she was registered legally dead.  She was diagnosed with a closed-head injury and in a coma for 7 days as her body continued the fight to survive.  When Lori awoke from the coma, she was an infant in a 25 year old body.  She was able to write, but not speak or walk, so her memoirs of recovery begin here.

 

From the Author:  This book has been a life long accomplishment which I have been writing for over 20 years.  I pray that reading this book will enlighten the general population to what the brain injured are experiencing.  I am blessed to say that I lived thru a devastating traumatic brain injury in 1986. After a 7 day coma & 6 years of extensive therapy & self improvement/study I was able to return to the world of the Brain Non-Injured.  If I can rebuild myself anyone can.  Read my book and share in my thankfulness to be with you today and experience motivation as you never have before. 

 

Meet a local, modern day miracle!  Lori Faitel has made a full recovery, both mentally and physically with no visible signs of her injury.

 

Her book was released in the Spring of 2009 and has been a great success.  Lori has been to many book signings and met lots of people who are inspired by her story of recovery and survival.
